I only have my own experience to draw from. I only invest with family or friends that are experienced investors. And, yes - everything is in writing and each member of the team brings a specific set of attributes to the deal. If money is the only need for partners I suggest a lender - they make much easier partners and you don't need to interact with them on holidays.  Hope this helps.

I think this is a great question. I look at buying stocks as buying a company where I have to trust the management team because I do not sit on the board of directors and only get an allocated amount of votes to choose the members. In addition I look at buying real estate as buying a business where I have control according to my interest in the controlling entity. For many of us, it is more secure feeling to have some or all control in a real estate endeavor than to place our money with Wall Street. It is for me anyway.

tenant won't leave. Isn't that why God invented bullets? I never had a tenant not leave one way or another. A few went through the drywall, but they left.

I'll never forget when i bought a property and a non paying tenant said to the seller "Can he do this?" and the seller said to him "He's the new owner and he's pointing a gun at you. I'd walk". I never saw him again.

Background: I bought my first rental property in 1995 and was involved in over 15 million $ in transactions in 2020. Yes I've been around the block and have scars to prove it. As I watch the MLS, it is evident that there is absolutely no price discovery in the Evansville market. Anyone in the area have any thoughts on this?
