Evansville, Indiana Price Discovery

Background: I bought my first rental property in 1995 and was involved in over 15 million $ in transactions in 2020. Yes I've been around the block and have scars to prove it. As I watch the MLS, it is evident that there is absolutely no price discovery in the Evansville market. Anyone in the area have any thoughts on this?
