I recently lowered the rent on one of my units by $100 only because it was a 6 month lease paid in full in advance.

I doubt she would have moved anyway but to lower $50 is a no brainer. 

Is this property out of your area? If not, why are you paying someone a leasing fee of $800-1100? Are you also paying monthly management fees? Find your self a good lease and tenant screening company to run credit reports and do it yourself. Found money.

@Kendall Roberts I would put them on a very short leash. Email them a rentall application and have them fill it out and return it to you in the next 2 days with application fee. Meet them where it is convenient for you. You mentioned rural so east el cajon, campo, ramona etc. may be a long drive, make them do the driving if they want to stay. If they don't fill out the application and haven't paid rent give them a 3 day notice to pay or quit.

Hope it all ends well for you. I have a semi rural that I rent out and haven't had problems finding tenants but I am in Blossom Valley area.

Congrats @Doug W. Great job on getting started.

Perseverence is key in this business and you showed massive amounts of that.

You will always have to spend time at your projects working in your business to make sure things turn out the way you want them to. Nobody will care as much as you do. Limiting your time onsite is key to free up time better spent elsewhere. Do not be the demo, tile, painter or landscaper just manage the project and make sure the finishing touches get done.

@Robert Adams Buying and selling real estate is a process not an event. It all starts when someone entertains a thought about "maybe" buying a new home or selling an existing one. I am still in that thought process as I indicated in my original post.

 I am willing to bet it took @Andy Chu less than 2 minutes to find this information. I know I could find it in my local mls/ tax info in 2 minutes. With my name, zip code, year built and year bought, should have been easy.

@Monica Taylor Keller Williams is probably good from a training standpoint just not sure how their current pricing structure will work for a part time Agent.

There can be a different office dynamic just going from one office to the next even within the same franchise. A great office manager can make all the difference for a new agent.

Definitely interview multiple offices and ask them what they are going to do to get you (a new agent) up and running. Just remember, that being a real estate agent is similar to real estate investing. Without leads you will have no business. You need Motivated Buyers that you can show houses to and motivated Sellers that you can apply for the job of Selling their home. Since you mentioned that you want to be involved with REI, also make sure the office that you choose works well with your plans.

Well Done @Andy Chu How did you guys buy this so right? Trustee sale?

What improvements did you have to make to the property to get that price? I don't see Shadow Grove listed, was this a buyer off a sign call or did you know someone who was looking. More info please. PM me if you want.

Believe me, I know the value of a good Realtor as I have been one since 1995 and you were on my short list since you responded 1st to this thread :)

@Marc H. I think what @Brian Gunel meant to say was "I used to get all my post cards and mailers for free" With current RESPA regulations a title company would be in violation of the law and we know that they would never do that :thrownunderbus:

@James Wise This will not end well. Arggh....

@Kimberly T. I think most eviction attorneys now use Does 1-100 lol.
