 That is uggggly lol. I generally don't trust most termite companies but I would say you definitely had termites haha.

There are companies that I wouldn't let work on a dog house let alone a house that I own. I have found Mike G. @ Payne Pest Management to be super reliable, honest with their reports and quality work & relatively inexpensive on repairs and fumigations.

Decisions, decisions....

Working for a top producer may not be an option for you with a full time job. FWIW, Most "high producers" are very driven and demanding and tend to hire experienced assistants.

 If I were you, I would hold off on getting my real estate license until I was 100% sure that I was relocating and then work on getting my Michigan Real Estate License. It will probably take you at least 4 months with taking required courses and scheduling and taking the state exam. You will be able to find a proxy and take the exam in San Diego.

As far as your parents rental properties, if they do sell you can then get a Realtor in California to give you a referral fee. 

In California with MLS access, sentricard, San Diego, California & National Association of Realtors dues it is around $1,000 a year. Having MLS access is a big plus but it isn't free.

Just find out the address and then let her know if the property isn't sold that you have some interest in it. Then call me and I will help you determine if it is a deal or not, and maybe we could work together on this if there is anything there.

I know of a property in Blossom Valley (El Cajon) that was just listed and sold for $420,000 so maybe this is it and it is already sold. Hope not

I am in Santee and also own 2 1/2 acres in blossom valley so know the area well.

Hopefully he deeded the property over to someone else prior to incarceration.

Just make sure you are fair to all parties, because he will be getting out in 5-6 years :)

@Brandon Cooper If you are in the 25% tax bracket that is Federal income tax, don't forget California's share. You also get to deduct property taxes, mortgage interest, HOA fees, property management etc. and you get to depreciate the property. Your $10,000 will likely be reduced to zero or close to it.

The good news is you won't have to file a separate tax return for the state that you own in that does not have state income tax.

The best thing about being a Real Estate Agent is your inventory is limitless. You can make a good living without having to own the house and with no risk on your part. It was a perfect transition for me into REI.

Sure you will end up driving people around in your car showing them houses but never sell them one, take listings from unmotivated seller's that never sell, but there are plenty of ways to spin your wheels in real estate investing too.
