Depends on where you are? Homecoin is in CA & NV and will list on MLS for $95. I used a broker in Northwest Arkansas that was $599.

Just search flat fee listing (your city).

You have to ask yourself, why is the owner willing to "give" it away?

If it is more expensive to build on than other more buildable lots, then it's worthless unless you just want to go fishing.

@Coleman Doughty if you are looking to invest out of state something you may want to consider are landlord tenant laws. Some states lean heavily in favor of the tenants and some favor landlords. 

While prices have increased in Las Vegas we are no where near the highs of 2005-2006. Rents have gone up slowly over time so my property cash flows nicely and whats amazing is the tenants always pay rent, I think partially because they know they can be evicted quickly (at least compared to CA). 

Bottom line though is, with proper screening I have only had to evict twice in 20 years, both times in CA and learned some valuable lessons both times.

@Simon Gill 

If you are planning on working the Roseville area then you will need a Broker that subscribes to that MLS. A broker does not have access to an MLS unless they pay dues for that area.

Escala is a cool place and a great location. There are actually multiple HOAs that you will be a part of at least I was. I bought a condo there and when I sold there were all kinds of people holding their hands out for transfer fees. All in all around $1,000.

That's a lot of dough for a first home.

I like that you were doing so well but sharing a $1300/ month apartment with a roomate. Your new mortgage is going to be 4 times your current rent, that is probably why you are freaking out. Not exactly a baby step.
