Where did you go for the auction?

Thanks Nate. That's what I was hoping to hear. What does the process look like? First obtain financing then find the off market deal. Would the next step be to find a title company or lawyer to move the process along from there?

I am new to RE investing. I'm looking to get into a 4-plex in Las Vegas using an FHA loan. There are few to no deals on the MLS. If I find a property off market, directly from a motivated seller, can I still purchase it with an FHA loan? Thanks for the input!

I'm looking to pass the water expenses on to my tenants. How much does it cost to separately meter the water on a 4-plex? Who should I call? a plumber? How much do you think this would cost? I appreciate the input! I have one 4plex in las vegas and one in california.

@stephen DeThample hello, I am in the same boat as RJ. Do you have your own personal investment properties in Las Vegas? How many units? Do you buy and hold in Las Vegas? I'm looking to get into a 4-plex with an FHA. A little forced appreciation would be nice as well. I'm liquid with good credit and in the process of building a relationship with an agent that will bring quality time and knowledge.

@eric fernwood that was so much good information. Thank you. If you do have an article or post on how to calculate a property specific maintenance and vacancy provision I would like to read it.
