I have a couple of condo studios for sale in West End Hartford.

40 Owen St, Hartford, CT 06105. Very good condo building. Mostly owner occupied.  Location is walking distance to UCONN law school and near Hartford Uni. A lot of my past tenants attend UCONN. 

Here are the numbers:

Rent $700 (I have had them rented for as high as $750).  Tenants have leases through the end of July, beginning of August which is the best time to re-rent them due to school season.

Condo Maint $191 (includes heat and hot water, plus all the regular stuff)

Real Estate Taxes: $100 per month.

Net Income: $409 per month.

I am asking $63,000 for the studio.

I have two of these units in the same building.

I am an absentee landlord and I never had problems re-renting them through craigslist.  The last one got rented on the first showing.

PS.

There is a possibility of taking over payments on existing mortgage but I am not sure how practical that is.

Investment Condo for sale in Ft Lauderdale, FL. Priced for a quick sale. Seller financing available with 30% down and balance at 12% annual interest. HOA is $566 per month. RE Tax $125 per month. Currently rented with below market rent at $950 per month. Market rent is $1,100 to $1,200 per month. Apartment is located in a gated community at 4174 Inverrary Dr, Lauderhill, FL 33319.

Property previously sold for $120,000 in 2005. Lots of upside here. Building had recent sales as high as $85,000.

Sorry I forgot to mention that I am not a novice at this RE stuff.

I have actually done all of those things already and have been doing it for the last 7 years (except for contract flipping -  never got around to it).  It was just an intro post on what I am interested to share/learn more about so I can take it up to more advanced level.

No. It's all online now.  Court house is only for more extensive research.
