You will go thru same process as applying for a new line. I don't recommend saying that you when use it to start a business. Personal use or home improvement are usually best scenarios.

HML is asset based lending. You should have no issues so long that you willing to put substantial money down into the deal.

Hi Patti,

Very interesting concept.

I want to clarify your deal with the homeowner. homeowner supposed to pay you $1,000 per month & in addition you collect rent for the 36 month period (in your case $1,100 per month)? 

Who was responsible to maintain, pay taxes, insurance & make repairs?

try to get lending club loan or from their competitor. It's unsecured and you will pay less in fees.

Bb&t is much faster process and they have good product too

td bank for sure. Underwriting is slow though

I don't care if it goes up or down. I get paid anyways  because I bought properties for their return. Numbers must make sense. If they don't then don't buy it.

Justin if you can please share which one you used.  It's in Miami Dade county so I assume PBC attorney can handle it too.

I want to get a few good referrals. I imagine that there should be a flat price for non contested and another fee for contested. 

I have seen some foreclosure fees on final judgement of foreclosure and they were between $1,800 to $5,000. 

I bought a non performing mortgage and looking for a flat fee foreclosure attorney.

Is there anyone who can recommend one and give an idea of a the fees.
