Basically...trying to find a property with a high cap rate and a high chance of appreciation is like looking for a unicorn.

sorry i am not able to understand your perspective. 

Cap rate = NOI / price of property . As a newbie if you ask me , i would say i want high cap rate, which means the property's NOI is high relative to its price. can you please elaborate how appreciation is related to cap rate ? Obviously , i am not seeing it the way you are seeing it.

Hello all,

I am in the process of raising capital, and the method i chose is to passively invest in flips OOS.

I talked to few individuals here on BP and they agreed to partner with me. I will bring cash to the table , they do all the ground work finding, rehabbing,selling..etc.  question:

1. Have you passively invested in flips without meeting a parnter? If yes, what are the cautions you took so that things don't go south?

@Patrick Britton i am looking for OOS investment as well. As most of the people stated above having good team on the ground is key. The way i am doing this is , i am networking with people on bigger pockets and will partner with them as they will be on the ground to take care of any issues that arise. Structuring the partnership is key , it should be motivating enough for the person on ground to take care of property like their own.

@Chris Reichelt your expenses seem so high, can you break them down ? just curious. Personally i wouldn't do it with that kind of COC returns. There are much safer investments out there with similar returns. Why take all the risk, for such minimal returns?
