An LLC is likely to meet your needs, but talk to an attorney when you're ready.

I would suggest contacting a lawyer.

Joint tenancy doesn't make the sense for most business partners. Is there a reason you don't want you half of the business to pass to your estate and heirs?

As far as CPA vs. attorney, I generally find that attorneys are more specialized in creating specific structures and interpreting tax law. They are going to be more expensive and you still have to file your taxes afterwards.

That sounds reasonable for a flat fee plus recording. I'm a RE attorney in Texas and if it was something that a client felt was too high, I would offer to charge hourly.
