Big issues are capex and deferred maintenance expenses. When do the leases expire? When was roof replaced? HVAC? water/sewer lines in good shape? Obviously check title and any possible liens on property as well

I always advise clients to form an LLC, regardless of whether you think you have assets now, in a few years you will likely have equity in a RE project and do not want that to be easily attached.

For a minimal cost, the benefits outweigh the risks.

I always recommend my clients hire a lawyer for the first demand letter. You want to gather all evidence and make sure you identify all breaches by the Tenant. First demand letter is quite cheap, but then the lawyer can work to track down assets, file suit, collect judgment, etc.
