I moved here to make more money so it would be easier to come up with capital but it hurting me just living here. I’m open to any ideas at this point, I’m not giving up but I’m getting desperate 

I just relocated to the D.C. Maryland area(PG county). I moved here from North Carolina and have been saving like crazy. I found a deal or something close to one, the sellers wanted $280,000, it was appraised for 261k. Since they lowered the asking price they didn’t want to pay closing so instead of me putting 19,000 down I needed 25k, I couldn’t come up with it so I lost my deposit. I’m trying to burrrr so I can buy and hold until and gain equity and cash flow to keep on burrrring. It’s just been hell trying to get my foot in the door.

I’ve read enough books to the point where everything is sounding the same. I’ve saved  $12,000 and have lost $2,000 on one property(earnest deposit). My market is too expensive but I’m trying to get an owner occupied fha loan so I’m fighting for the scraps with overpaying homebuyers and investors. I am a full-time electrician so I don’t have a lot of time or options. What can I do with $10,000 besides wholesaling?

Appreciate your comments. I’ve read How to win friends and influence people. Are there any books besides that that anyone would recommend 

I’m am a new investor and through reading dozens of business and real estate books I realize that it will be extremely hard trying to do any business by myself with minimal interactions with other people. Is there anybody like me with social anxiety that has found a way to be more comfortable meeting people and putting themselves out there. Any tips would be appreciated.
