I have no luck in six months trying to get a property

I’ve read enough books to the point where everything is sounding the same. I’ve saved  $12,000 and have lost $2,000 on one property(earnest deposit). My market is too expensive but I’m trying to get an owner occupied fha loan so I’m fighting for the scraps with overpaying homebuyers and investors. I am a full-time electrician so I don’t have a lot of time or options. What can I do with $10,000 besides wholesaling?

Hi Rohan, How’d you lose the earnest money?  Where are you located?  Do you already live in a home that you own? Or will this be your first purchase?

Like Eddie said, what is important to you?  Long-term income?  Leave your job and flip houses?  Renovations?
