Personally, I like to essentially do a move in inspection. Anything I want a tenant to tell me about when they move in, I check for at the renewal. 

My leases do not convert to month to month. If a tenant doesn't want to sign a new contract, and the old contract expires, then they're squatting. 

I had my accountant before I bought my first investment property. We sat down and talked about the pro's and con's of investing in RE from a tax perspective, and came up with a plan for how to handle taxes.

Jimmy, define "decent". My first deal cash flowed $300 a month, and the second $500. I'm not leaving my day job for $800 a month, but,$9,600 a year is noticeable.

Hey gang! I've had an account here for a few years but I'm just now getting into it. I plan to be as active here as I can as I learn and grow my business moving forward. 

A little about me, I'm 34, a full time first responder (with no intentions of leaving the job early) and I currently own 2 SFH's in Ohio and WV. I am interested in the small multi-family space, and I want to learn more about syndication.

Hi Koen, For me it was when I was listening to podcasts and understanding what they were saying. The first episode I had to google half of what they were talking about. Once I got to the point I could follow along I felt good enough to start talking with agents and lenders.

Hi Georgina, I agree with @Jeffrey Albaum about reading and podcasts to start you in the right direction. I would start by figuring out what you want to do in real estate, flip, STR, etc, and dive into that topic. There are a ton of ways to make money in real estate, and trying to do too much can be overwhelming. So pick a niche, and learn everything you can about it.
