I say Buy because I look at it as my Cost of Living expense, as a parent I need my kids to grow up in a safe neighborhood and learn with the best possible education I can provide. I’m also a DIY’r and following another landlords rules are tough to swallow so The luxury of having my own space and using my time to do the things I enjoy.

I would make the lease with the father as the co-signer. Also check references from prior landlord because she could play the eviction game and stretch a few months out of you. It’s hard to say no to a good chunk of rent up front but stick to your vetting rules!

Look to see what they paid for it, they prob want the appreciation instead of waiting monthly to accumulate the money. Some investors do a Value-Add strategy, get tenants and then sell the package to a buy-and-hold investor ...

Back in the day you could do this, but now the rules are more stringent. The 1st loan will definitely affect your debt to income ratio and then affect your chances of getting the mortgage. But because you do have good credit, I would still ask some local banks to see what they would approve you for.

I advertise as early as possible. I've had tenants sign a lease during construction. Just be honest and explain what the finish product will be and set their expectations accurately.

Contribute what you need to get the max your company will give you, then leave it and forget about it. Make sure you do pick good funds that'll give you the best returns you can. Then do a side hustle (real estate related) to create a new stream of income. When you're ready to invest in a property then you can borrow against your 401k and pay yourself the interest. Ive been able to pull enough out of my 401k every 5 years for a down payment.

@Rashad K. - Charlie is correct, you should figure out where the water is coming from before you spend any money. 

 One of my basements had water coming in and people were telling me to paint this and install a sump pump, but I actually waiting in the basement during a heavy rain storm and followed the water. It was actually just a bad slope towards the house, so I grabbed a shovel and just dug a path diverting the water away, filled it with some crushed stone and it never happened again. So try to figure out the real cause and weigh your options.

If you go to an event, someone isn't going to remember your name from the 10, 20, 50 people they meet that day.

So yes, a business card is necessary. 

Just keep the card simple, enough info for someone to remember your name and to reach you.
