Hi all,

I’ve been a long-term landlord for over a decade, then I started hosting my personal vacation rentals in 2021 and now have started hosting properties for others.

So I'm putting my services out there to see if anyone in the MA/Boston area would like to chat! The homes I'm hosting in this suburban area are exceeding expectations. I use data driven decisions, research from AirDNA, Pricelabs, STR insights, and others.

Has anyone used loans specifically geared towards STR/AirBnB?

With a quick google search, I've found a few companies - lodgify.com , tidalloans.com , kramcapital.com 

Looking on feedback regarding these companies, type of loan, pros/cons vs conventional lending.

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $350,000
Cash invested: $50,000

Appraised value is at $850k after 10 years

What made you interested in investing in this type of deal?

Great location and I needed a home to live in

How did you find this deal and how did you negotiate it?

Realtor/MLS

How did you finance this deal?

Traditional Mortgage 30yr fixed

How did you add value to the deal?

New heating system and other maintenance.

What was the outcome?

Good property to hold for portfolio.

Lessons learned? Challenges?

Don't rent to friends!

You haven’t closed yet so you can pull out of the deal. I’d either hold the escrow until all the insurance claims are closed. Get a better inspection to see what was fixed before moving forward.
