Good Morning, i have a newbie question. Well I purchased a property for $160,000. I have almost replaced everything. Only thing left are the windows. I also raised the rent to $800 each unit. (Again each unit is a 1 bedroom and i am living in one at the moment.) so once i move out and i am receiving $2,400 a month in rent a month. I know the value of the property will now be $230-240,000 so Should I : 1) refinance the house and use the money on another investment property? Or 2) sell the property and use all the profit to invest in another property? Thanks.

I was wondering if anyone could help me understand how to analyze a property to determine if worth buy and hold?  I found a few properties that are in need of repair.  But would like to hear how everyone else determine costs on repairs? Thanks.

Good Afternoon, My name is Rogelio and i am new in the real estate business and i was wondering on some advice. I might possibly have found a property and would like to use Hard money to purchase this property to possibly fix and flip.

First question is any one have a recommendation of a good company to help me obtain a loan using hard money?

Second, what do they mean when they say “points charged by lender”?

Third, (again im new at this) does Hard money loan go towards your credit or change it any way each time you apply for a loan?

Thanks for everyones help in advance.

I am new in the real estate business, and I was hoping to get some opinions on where I should start?  my goal is to 5-10 years from now have enough cash flow and rental properties to where I don't have to work anymore.  Should I start with an SF home or look for a Duplex/Triplex or go all out and find a property with 10+ units?
