@Brandon Allenczy I live here in Asheville and exclusively invest in the Asheville area. I work/invest in three counties; Henderson, Haywood, and Buncombe. I have been here since 2012 and have been able to wholesale, flip, and acquire rental properties on a consistent basis. As @Derek Robinson mentioned, the odds are going to be stacked against you and it will take a lot of work, but it is possible. There are a lot of folks here in the Asheville area that have only invested here in the area, so it is possible for sure. So, long story short and to also respond to @Account Closed there are a lot of people who live and invest here in the Asheville area. If you go to a CREIA meeting or keep networking you will find them!

Hi Jim, 

I hope you enjoy your time here in Asheville. $250k is realistic if you are wanting to be close to downtown and willing to do something on the smaller side. However, there are some great options 10-15minutes out of downtown that will give you a great mountain feel. As Victor mentioned, Ventana Asheville could be a great fit. Black Mountain/Swannanoa is great, don't overlook Canton area and you could also find some great options in Woodfin / Alexander (between Weaverville and Asheville).

If you are willing to drive more than 10-15 minutes then downtown Waynesville and Brevard will offer you great options at your pricepoint with the walkability you are looking for.

Welcome to the Asheville area! As you are probably aware it is a very strong seller's market in most areas of WNC, especially the closer you are to Asheville. However, there are plenty of good deals out there! Great local podcast here called Asheville Real Estate News that focuses on local guests/topics (Full disclosure, I host that podcast).

I am in NC and rent to section 8. Yes, it can be an issue, but any tenant could be. In general, we don't have a problem renting to section 8 though.

You can still find great buys here in this market. Is it more challenging then it was 2-3 years ago, for sure. Looking out outlying areas is a great place to start that has already been pointed out. However, connecting with a good agent that has an actual track record of working with investors is also key, not just because they can help you find houses and run numbers but they will have connections to other investors and professionals that are used to and comfortable with investing. 

In regards to the Brrr strategy, it would be a good idea to get familiar with some private lenders here in the area so that you can pay "cash" for some of those properties that are not financeable and then you can execute the Brrr strategy that way as well. Talking to Alfie is a good starting point and connecting with other local investors also goes along way.  

Also, not sure what your cash situation is, but if you are looking for good cash flowing properties then I would take a look at mobile homes. I am a huge fan of them here in the area. They make great rental properties and it is very hard to beat the cash on cash returns.

We have a little bit of a different and unconventional approach. We have moved away from security deposits and just require 1st and last months rent at signing. I have never found that the benefit of having a security deposit out weights the headaches of having to deal with it appropriately. For context, we are typically dealing with mobile home rentals. 

Personally a big fan of Rent a home of asheville and Glenn and their whole team!

The city has pretty strict zoning requirements. You can find out what they are if you Google it. It’s pretty rare as I’m pretty sure Chris can attest to that the city is going to honor old lot lines. They’re typically going to force you to conform to a current zoning regulations.
