@Stephen Brown Hi Stephen 👋 I missed this post I believe I could have been in Colombia the prior week you were there..

There is a great potential here for Geopolitical reasons: Colombia is the Closest. US ally..the growth on my country is so notorious that I decide buying already there ( In Cali).. in the South of Cali..this area is growing faster than anything I ever seen ..anywhere ( maybe only Miami has grown this fast)..there's are hundreds of buildings ( not exaggerating)..Cali has a mild weather not as mild as Medellin..ans way better than Bogota or Cartagena ..but the prices here are ridiculously low compared with her sister cities. The upside potential therefore seems not unappealing at all..I am.calculating a 2 to 5x on appreciation basis ..a unit on Estrato 4 or 5' for that matter , in Medelling or Bogota would cost already just as much today. You can buy with equity if you buy " desistimientos" which are properties that had fell behind on.thenprocess due to buyers inability to continue the buying process ..at this point you buy a quicker to deliver property which due to the passing of time ( 1 year plus ) has alredy earned in valuation compared to newly deployed projects... The kind-of living that's being proposed solves urbanistic dilemmas ans Cali has many or most green projects that are so attractive compared to construction in the US ..the cost os units can Start in the low 40k for a 714 sq ft unit ( in Colombian terms ..this is an average size ) with locations near rivers and great newly installed longitudinal parks which are enormously important on a City thta prides herself on her Sports and civics culture 🤔.. Cali has mountains surrounding and the views in the afternoon are brethtaking even while just driving...there are many other aspects of Cali and this areas I can talk about ..like being surrounded by the 6 top Univesities in the city ..best private schools..shopping centers ..restaurants so on ...so forth ..I would more hesitant to investing in Bogota and Medellín less so in Cartagena than Cali due to factors that make the Caribbean at less desirable destination for locals due to preversive cultural colourations..people prefer living in land lock cities instead...

Does any one know how much would a 55K Hospital lien against a property would affect the new owner after the foreclosure bidding, if the foreclosure is supposed to clean property from all claims against it after the sale? (to my understanding, only the senior loan will take prominence if a second mortgage is being foreclosed)
