Hi BP folks ...I am having a hard time finding financing for something less than 50K. I now there are properties for 45K..that if I offer asking price...when deducting down payment..either conventional or FHA, The loan amount is lesser than the minimum the lender is willing to lend me..

I found markets in the USA where this is possible and those markets fit my risk appetite..I am ready to deploy..I find a bid absurd having to offer 7k -8k above asking price unnecessary only to be able to get a loan for $50k ..I am willing to do it..I have asked sellers to juts do couple upgrades or put some appliances but seller doesn't want to..I had asked my lender to also get me money for rehab the 45 k.property to incr3ase loan amount but lender taking his time to respond I want to close this property ASAP..any season investor ideas 💡??

I going to dare another question.

I in buying a property, which needs TLC ( I am OK with doing)..the selling price is lower than my minimum loan amount...so I don't want to just offer 10 or 15k over the price..I asked realtor to ask seller to make improvements or buy appliances and I will make that hugger offer justifiable..seller seems not to want to do so.. I really like this property and was wondering if there's any other way to approach this intelligently ( this is a duplex, vacant ..I can so FHA loan 3.5% down ..and house hack it..) I have another condo in FLL ( I will put out for rent _paid off ) ..and I have an Airb&b in Cali Colombia also paid off .. any advise , I am kind of tempted to offer the extra ..$$ should I move on find better property that fits the loan I going. To use

@Alex Kohler simple answer is Yes.

You can buy up to a 4PLEX with an FHA loan with a 3.5% down and yes need to live in the property..to be completely compliant,.

If the other person pays more in rent than your mortgage payments ( including taxes, mortage insurance, property insurance, water, trash, ) then you are cash-flowing...

Good luck on your purchase..I am in the middle of same thing right now.
