I have a deal I am trying to make happen with a four property Package deal. From talking to the seller he has two of the homes as duplexes and the other two are single rentals. The guy is motivated because his father had owned them and he is tired of dealing with them and he lives two hours away. He already has told me what he wants to get out of them and it is low so I know I will get them at a wonderful price.

Problem is one house is vacant but out of 5 tenants only one is on time. one is 6 months behind and the others a month to three months. How do I market these to my buyers list. If they were vacant I would have no problem moving them , but the non paying tenants is making me get cold feet about putting them under contract. thanks

Looking for cheapest places and you experiences. The houses I have been dealing with have a top Arv of $65000 but typical are $45,000. Thanks everyone any advice would be welcomed.

They work for me. I don't put them in all my areas, but they do get the phone ringing. I do both signs and direct mail and trust me the signs are much cheaper. Like everyone else says check the legality in your markets.

chad I was trying to use statewide title so I guess I am just gonna assign the contract to my end buyer, since they already did the title search. I should have used an attorney.  Any attorneys you recommend Chad.
