For sale 7 units and a SFR, there are four- 1bd/1ba, threee- 2bd/1a and a 3bd/1ba house all on one property. Asking price is $620,000, $5900/mo gross income and a 6.9% cap rate. Owner will finance $50K...YOU put dowpayment of $74K and YOU get loan of $496K.

Property is located in Visalia CA. Address is 4406 and 4350 W Myrtle Ave Visalia CA. Developing neighborhood, plenty of new development, near shopping center and easy highway access.

Tenants come, tenants go...it all part of the business. Find another tenant, learn from your mistake and grow as a investor!

You making a classic mistake as an investor...becoming emotionally involved. Your statement, "I love this..." If you plan on being an investor get used to evictions.

I am the owner and I do need need an agent to list my property, I already have an agent. Will cooperate with brokers/agents if you bring a buyer.
