If cash deal, more than likely will not matter if your relative is US citizen or not.  

Tax advantages...best to ask a CPA.

LLC used if they want to protect their personal assets from business assets. Yes, you can buy the property in a LLC.

Deal...look at cap rate...looks close to 10%. But area may concern...yet tenants appear to be strong.

Bingo Chuck...Bakersfield and Visalia area is where I am looking to do fix and flips.  I reside in San Diego and one can find a deal but things move rather quickly here.  I grew up in the Visalia area and live in Bakersfield before.  Currently offering on 6 different homes.
