Hi Xavier Mc holder , To answer your question, a hard money lender would not fund 100% of the acquisition costs for you to acquire a property. Unless you have a plethora of experience or tremendous equity in a deal, it's not gonna happen. Remember, lenders are in this to make money and eliminate as much risk as possible.. However, it is standard for you to receive up to 90% of the purchase price and 100% rehab funds for a project. Rolling the closing costs into the loan and paying upon sale of the property is also an option with some lenders. Most loans are capped at 75% ARV, which was stated by another investor on this thread. I have NEVER in my years of lending, heard about a loan at 80-90% ARV, please do not believe the hype. Hi Aaron, I am familiar with Colony American finance and they are a legit lending company. However, their loan products are more for portfolio or buy and hold properties. The programs they offer are not geared toward fix and flip investing.

As a beginner it is important not to rush into any deal. If you are going to Wholesale, that's fine because it's essentially no risk involved. But if you're planning to fix and flip a property, you want to be sure that it's a great deal or you'll be out of business just as fast as you get started! I would suggest getting a mentor or attend your local REIA meeting and develop relationships with active investors. Inquire about market trends, hot areas, reliable contractor's and etc. You are only as strong as your team, so make sure you have everyone you'll need to complete the project lined up ahead of time. Vet them out thoroughly!!! Last but not least, be sure the numbers make sense! My calculations are simple, never purchase above 65% of ARV minus repairs. If you stay within these guidelines, you should have a profitable deal each time.

@Jimmy Hoac Check out Nick Tang's PREIA, Philadelphia Real Estate Investor Association. Him and Marina Fang host some of the best events in the area. Phil falcone with Addicted to real estate is pretty good as well.
