Hi Megan. Unfortunately, you'll need to find a private lender for a loan amount so small. Most lenders have a minimum loan amount of $50k for short term loans and $75K for DSCR.

Your scenario can potentially work as a fix and flip, as long as the total loan (purchase +rehab) exceeds $50k. If this is an option, feel free to reach out.

Hi @Yadira

Yes, you can obtain funds for a renovation while a property is tenant occupied. Since these are only light/cosmetic repairs, it shouldn’t be much of an issue as far as being an inconvenience because the work can completed while the tenant is at work. 

In addition, most tenant would gladly accommodate a potential upgrade to their residence😁. Feel free to reach out if you have more questions or need assistance.
