I have been looking for a solid mentor or partner in my area and outside my area for the last 5 years, and i have have met with is not so good people. I my search I've had people short my on wholesale deals, intentionally not teach me various things to help me become successful, people who have stole deals repeatedly or that have giving me the run around. Are there any mentors/ partners out there and if so how do you find a good one.

Well next question is how to you build a nice buyers list, and in your mind how would the process go. or i should say should go.

what happens if you cant get the deal sold, you lose your deposit right?

Yes they went well, the problem is he is a Realtor so if i bring him deals they cant be an REO, in other words if its a home owner he will finance the entire project. but he has access to the mls so He wouldn't need me for the type of deals i just recently found. However i am in the process of looking for a partner for what i have found.

he also said it was hard because they are listed

I was recently talking to a realtor/investor who says that wholesaling bank Reo's  is dead is that true? 

Understandable, however I have been involved in rehabs before as a carpenter, and as the foreman's assistant overseeing the projects from start to finish for the last 4 years.

As a new investor I have looked many places in an effort to find a good solid hard money lender that will lend 100% of the project, solely based on the project, that can close quickly. Do you guys have any suggestions?
