I am looking into direct mailing to try to catch some rental properties before they hit the MLS and enter a bidding war! I see list source and yellow letters are talked about a lot. Any adivce on this? Price? Benefits of one over the other?

Hi guys!

I am new to the rental business with one rental under my belt and the goal of 1 - 2 / year here on out. I am trying to stay organized with everything by using a filing cabinet system. Is there anything off hand through BP or elsewhere that may include a list of categories and headings for my folders and filing? I have a lot, but would like to double check myself to see if I have forgotten anything or just not thought about it!

Hi guys! I am making sure I have all the forms needed for rental tenants. So far I have lease, landlord verification / application, inspection list (move in - move out.

- Is there a credit score check form? 

- Am I missing any forms that I should have besides the above? Thanks for the help!

Post: HUD Home Purchase advice

Hi guys!

I just looked at a HUD home today that is in great condition and in the area of where I look to rent. I am not totally educated on HUD homes, but I know that this home is on the market for another week, strictly for owner/occupied, and then it goes to foreclosure auction for 10 days where I know there will be many people bidding on it. I currently have a primary residence with no mortgage, and 1 rental property paid for by my home equity line. My questions are

1. is there any way around buying this home as a owner occupied? I know I wouldn't qualify since I have a primary house, correct? 

2. Is it also not aloud to put it in my wife's name? 

3.Could I possibly get a family member to put the home in his/her name and I pay for it cash / home equity line so they don't have to, let he/she live there or have the house sit vacant, then a year later have my family member "sell" me the house and put it in my name? If there is any way this or any other way would work? It would be worth it for me to sit on it for a year without renting it if there is any possibility.

** I don't want to attempt doing something illegal, but have no problems being creative if at all legal and possible! Any help would be appreciated!

Hi guys!

I am just starting out in the rental business! I have a few questions pertaining to background checks and leasing apps.

#1. Where can I find a background check application for my future tenants, and what sites should I use for the actual background check?

#2. Where can I look for a good rental application?

#3. Where could I find a good tenant check in / check out list for before moving in and before moving out?

#4. Besides for the actual lease, which I already had my lawyer draw up, is there anything else I should have before leasing my rental property out?
