Why would you never use a power of attorney on a subject to? I found an BP'er who has blogged several times over (i assume BP doesn't just let anyone blog?) who advised it is a good idea to have a POA in case something comes along and the seller is MIA (such as enjoying retirement, etc.). Please explain.

Main reason we do this, is to protect from title inconsistencies. If there are any liens or endorsements they'll go through us before it goes through the investors. 

You could say, most do it so that the end buyer doesn't know how much you're making. That could be true depending how you run your business. To me it's a bit shady to not disclose how much you make, but to each it's own.

Are you employed with a title company or can you tell us what title company you use for double closings now?

And this would mean C pays for both title policies correct? And it would show on C's Hud 1? So as long as C is good with it, it shouldn't be a problem right?
