I'll seriously tell you the best way to find houses...or...the best way that I have found so far.

Just call up several real estate agencies in your neighborhood. Tell them this.

"Hi, I'm an investor"...yada yada yada. I want you to e-mail me houses where I can make a least 10k after all is said and done (you can only estimate at this point). IMO...only get houses that are at least 2 bed 1 bath. Since the realtor is going to take around 3% off the house(this is negotiable)...make them work for it. If you call up enough realtors...you should have some houses coming into your e-mail.

The reason I use realtors...is because...well it's easy. There's no reason to look through classified ads or listings...IMO you're just looking for a needle in a haystack. Yes, they take a % off the house...but it's just the cost of doing business. If you prepare enough anyway...this won't matter.
