Hello everyone, I just made and saved a absentee list on list source, for Philadelphia following @Michael Quarle, listsource article (great stuff). 

I started with 377,000 (not exact), and I'm down to 350, from the reading I've done here that list is way too small. 

Can anyone give me some advice on what I can do better. Thanks Roc

Not sure if it's a beginner book but I just finished bp's own @David Krulac "How I started with nothing and made 12 million in real estate part-time."

Awesome read from someone who has been in the game and is not selling you bs. 

Great book with case studies, check it out when you get a chance.

Rick L. My experience with a tenant like this is don't challenge her. I would simply follow thru with the lease and give her 60 day notice that you will not be renewing and maybe even tell her you or a family member wil be moving in next so she doesn't take it as an insult even though you are getting rid of her cause she is a pain. Better not to be honest in this case.  

I would get a better exhaust for the bathroom too cause that isn't normal.

Great stuff @Ned Carey, when the herd is moving in one direction move the opposite! I think there are still deals out there, regardless investors are always buying and selling the market will dictate on what option.

Also I'm not an economist by any means, but I feel there will be a double dip in the economy, as someone stated before things are stagnate right now.  Also the banks are holding on to a lot of inventory right now what do you think will happen if the all those "shadow inventory" properties get unloaded at the same time.

 Here is the number one metric that has been foolproof. It was told by humorist and Author Dave Barry. Dave is a funny man but certainly not the guy you would look to for financial advice. However the following has proven to be the best indicator I have ever seen.  While it was written about the stock market it applies perfectly to the real estate market too. 

You may laugh but when the average person who wouldn't normally have any interest in real estate (or any investment) starts talking about it, the market is overheated.

I've heard very good things about Dave Van Horn training material from an actual note buyer who is really active and actual makes his living from it.

Also check out an ebook called Performance Anxiety: Creating A Fortune Investing In Non-Performing Real Estate Loans by Gordon Moss, great stuff and easy read. Good luck
