Jose, I'm not a realtor but I know a few guys who are and they run into the same situation. All I can is be 100% transparent which you are and cover any liabilities with the proper paperwork with regards to disclosing your a realtor and your intentions.   

Another option may be to use transnational funding. 

How are things up in Reading? Been in a while since I passed through, having trouble unloading pieces? Good luck man. Rocco

Get a Phase 1 and probably a Phase 2 environmental test done. Not doing anything may open your self up to future problems.

I have a question regarding the original post, what if the wholesaler was able to "wholetail" the property. For example he buys the short sale through a realtor, waits out the seasoning period then resells the property? Thanks Rocco

Thanks everyone I should restate what I'm looking for basically I'm contacting all the active realtors in my market and tell them hey I have a property that's under market value can you bring a buyer if so you will get the 3% on the buyers side plus we can work a fee out for you. Thanks Roc

Hello everyone an old strategy that we have been using lately is to use realtors to bring buyers for our deals. Compensation has varied I'm curious to see how other investors are setting up deals. Are you giving them 3% on your end or doing a flat fee? Thanks

I've spoken to other investors and they all stated the IRS cracked down on the mileage one can write off, plus it's not as much. Best bet is to speak to your accountant. 

I know Germantown in general, not 100% on neighborhoods though. But with that said look for proximity to public transportation, hospitals, schools, etc. Good luck roc
