Post: Renting a house on a 6 acre plot

I'm in MD in a rural county and have run into this kind of situation before. Short answer is yes, you can limit them to the house and 1 acre. The longer answer is you may end up having to "police" them to make sure they are not using the other acres which may not be feasible. Is there a reason you don't want them on the other 5 acres?

I use Spokeo a lot for doing cold calling in my real estate business and I think it does a good job of returning quality owner information. There are plenty of other products/softwares out there as well though

It's a legit option for those who don't have the capital to get into the game on their own. BUT when you're doing an arbitrage you're just getting cash flow and you're missing out on the equity and tax benefits

What about a "subject-to" type of deal? Basically you would take over the mortgage for your Aunt and as part of the deal you could pay here a down-payment that could go towards her new home in MD.

Pace Morby on the forum is the foremost expert on "subject-to" and reading some of his previous posts and his book would be a great start.

Avail.co is my favorite as well. It has applications, payments, maintenance requests, and a bunch of other features. I believe it was $5 a month before but I think they are going towards a per-property fee soon. I still think worth it for the convivence to and the simplicity for my self and the tenants.

3. Pull out a home equity loan on my current home to fund a down payment on an investment property that could have some work put into it. Have the home reappraised after it has been refurbished hoping to refinance depending on the current rates and putting the profit toward the original home equity loan hopefully paying it off or substantially down.

4. Rent out my current home and then use an FHA style loan for a new home that could accommodate a tenant and, house hack to substantially offset the cost of my mortgage. I am not very keen on the idea of house hacking but if it the best option for me moving forward then that is what I will do.

All of this being said, all of these options seem like slow progress to me. I understand I will not get wealthy over night but all of these options I have listed really only allow me to obtain one new property per year. I am open to and eager to hear other creative ideas on how to make deals happen. 

Also I understand that there are much stronger markets than that of southern Maryland, but like I said i would prefer to at the very least start this journey locally. I still have a lot to learn but feel confident in knowing my market and area well- another reason I would like to start here.

This is my first post here on the BiggerPockets forum. I am excited to be a part of the community and really looking forward to the advice I will receive back from not only more experienced investors but anyone with advice or ideas.

I think the best plan would be to do the “live and flip” like you said in #2. You can save all the cash-flow from your rental to go towards the next property.

When it comes time to rent the 2nd property do a rate and terms refinance to a conventional so you can use the FHA loan again. 

It definitely can feel slow at first but momentum will build!

 I think most prefab homes would meet building codes BUT costs add up quickly when dealing with raw land in MD. Impact fees, clearing, driveway, well and septic can really run up the budget quickly. Be sure to account for those costs as well. I’ll talk to a builder I know in Northern Maryland and see what these costs are running these days and report back.

Don't just limit yourself to Annapolis! Southern Maryland waterfront homes are also doing well in the STR market, especially if you furnish them well and market them correctly.

Hey @Tim Miller! I am made a similar decision(I'm a teacher and needed a change) about a year ago and went with EXP. I considered the local independent brokerage and some of the bigger ones (C21NM and KW) but went with EXP since I knew they would allow me to be more flexible with my schedule and how I present my self as a brand. 

The 3 biggest impacts on my business so far has been; never stop learning/listening to real estate related content, let EVERYONE know your desire to be an agent, and start making videos about your local market. Not only are the videos great for prospective clients getting to know you, they also let you practice and showcase your local real estate knowledge.

I'd recommend Rob Ross with Intercoastal Mortgage. They have a ton of different products including DSCR loans.
