Congrats on starting the journey! I'm relatively new(3 years) as well and honestly, getting my real estate license was the best choice I've made. 

While a lot of people focus on the cost it could save in commission, I feel the biggest asset is that your immersed in the field you're trying to invest into. 

My learning curve is not nearly as steep as it could have been and I'm able to build up capital to use on my next deals through my real estate commissions.
