I vote shower curtain as well. Also, I'm not sure if there is a wall at the other end of the tub; if there is you can use a spring rod from target or walmart, and adjust it to meet the height and length you need for the shower curtain.

Hey Dana Nicholson you can just google New Jersey landlording laws and it'll give you the information you're looking for. You can also go to the town and ask if you can have a list of any specific guidelines they have regarding landlording. This way you'll know what to expect from the state and town

Hi Dana Nicholson that sounds like a great plan. I haven't invested in Sussex yet but I think in that location you'll get a good turnout from people who commute into PA, plus it's a beautiful area. Alex A. Go to your county court house and ask for recent tenant evictions it's public record. In some counties you can find it online, others you need to visit the courthouse. Once you know the property address you can look into who owns the property from the tax records and start reaching out; whether it's sending a letter or trying to find a contact number, Facebook page etc... it's a lot of digging but can pay off especially in NJ's market. Hey Casey, Don't rush into anything. The deal has to be right! Try looking for off market properties in the area. Nj has a ton of homes in pre foreclosure as well as landlords who have gone through evictions looking to get rid of their property. Keep searching for those off market deals. Don't worry about not being handy right now. It's a miracle what just cleaning and paint can do to a property. Good luck!

Hey Brian! Welcome to Bp man! Seems like you're on the right track and getting your game plan together is the first step. I'm personally doing you're multifamily idea, where I'm living in one unit and renting the other. I'm not cash flowing but living for about 700/mo. Which isn't bad in nj. As far as renters go,if it's in a good area and the numbers work out to the point that allow you to be competitive with rents in your market I don't see why you'd have any issues getting renters. I look at landlording as a service as well. A landlord who takes pride in their property, addresses issues timely, and takes care of their tenants is worth something in my opinion. The one thing that would concern me renting to college students is how well they'd keep the property. Obviously you don't want holes in the walls from a crazy party or something like that. Or someone breaking a lease because of a break up or drama. Just vet your tenants carefully and protect yourself.

Post: New Jersey Tenant Eviction Notices to land a deal

Hey @Christie Duffy so I went to the county courthouse. At the time I wanted to invest in Morris County so I went to Morristown. You can find where your county courthouse is just by googling it. You just ask for property addresses of recent tenant evictions. The clerk may be able to give you owners names and contact info etc.. But once you have the property address everything is pretty much public record, such as the owners name. Once you get the owners name or LLC the property is under you can google them and contact them via facebook, send a letter to the address of their registered LLC, or even knock on the door of the property and ask a tenant who their landlord is. From there, reach out and see if they'd be willing to sell or make a deal on a property. Ten to one evictions leave alot of bad tastes in the mouths of landlords, and you might be able to get a solid deal. Let me know if you need anything else.
