I invest in buy and hold SFR currently and typically what I look for is a good school district and easy access to a major highway. I like this strategy because I have a full time job outside of real estate and typically there is a high demand from quality tenants and I do not have a lot of turnover.

I am sure there is more money to be made in deals but I like not having a lot of personal time or energy going into my rentals at this point in my career.
