OH Property Management Contract Question

I just received an updated contract from my Cleveland Ohio Property Management company, and I'm taken aback by the additional fees that they have added to the previous contract. Thinking of changing property management companies because of it. I could really use your input: 1. What would you do, sign or leave? 2. Can you recommend a good PM Company for a Maple Heights Ohio property (Cleveland area)? The company already charges way more than my Indianapolis PM company, so I'm really shocked by these add-ons in this year's contract: $100 annual fee to renew the OM contract with them. $25 fee that I need to pay if the tenant pays late. They keep the tenant late fees as well. $25 monthly fee if the property is vacant, yet it's their job to find a renter. $5 monthly fee for their technology. 6% commission if a tenant buys the house at any time now or in the future. Thank you for any advice or recommendations!

@Mary Ann Casey I would shop around and see what others charge. From my experience in the Cleveland market you can probably do better. A lot of these are what I would call junk fees and would not enjoy paying if I were you. I would rather pay a higher monthly fee then all these junk fees.
