This data should give you an idea of what's going on in the current DFW market. Everything under $300K is receiving 10-30 offers.

Congrats on finding BP! You are correct about the rent prices. The 1% rule is almost non-existent in this market.

As a Dallas/Forth Worth based Realtor, I am working with clients who began their search in Austin but found it too costly. DFW is experiencing appreciation and growth yet remains reasonably priced when it comes to buying a home.

Yep. Get a lawyer and start the eviction process. Collect evidence of the terms of the lease being broken. All communication with the tenant should be documented.

Definitely, ask your lender if they offer a 203K loan. Of course, the property will need to have an ARV that coincides with the amount of the loan. Best of luck.

We have tenants that have been with us for years. We limit the increase to $50/month at the time of lease renewal. We keep the tenants and it saves us the cost of paying our property manager to find a new tenant. Of course, we charge market rent whenever we have a vacancy.

Ethan is correct, 1% is difficult in this market. Not sure if San Antonio is an option but it's likely the most affordable when it comes to recognizable cities. After that might be Houston, then Dallas, and lastly Austin.

If I had to do it again I would go with Champion in-person courses. It's much faster than the online method. Good luck!
