I agree with Charlie on this one. I would recommend getting it remediated. You are right though about the new rules coming down the pipeline. It might be wise to wait and see what the changes are. Also, a lot of people don't know this but you can take a test online, in about 5 minutes and get licensed to do low-level de-leading. Even mid-grade stuff only takes a day of classroom training. Just food for thought. 

In the end, educate yourself on it and you will realize it's not as scary as it sounds and is typically easier to negotiate on the deleading cost if you know what level of lead abatement is needed in your property.

We manage and own property in Lowell, Haverhill, and Lawrence. I wouldn't count any of them out from an investment standpoint. They all have some area's that are sketchy, you just need to know where to go. 

@Ryan M., you have the right idea. You really need to drive through the neighborhoods to get a feel for them. (during the daytime and at night)

I just came across Drift, and it looks like a great way to engage with customers while they're on your site. I'm planning on trying it out but I was curious if anyone else using it and if so what your experience has been thus far. Any best practices?

We go through the same issues with inspectors in Haverhill. My best advice is to get the sticky screen patches for small holes on screens it saves a ton of time and headache.

I would definitely install camera's. One of our investors did it to his 14 unit building recently. We caught a tenant this week that had been throwing there trash next to the dumpster repeatedly when there was plenty of room inside. The camera made it easy to solve the problem in no time. I think just having them there will cut down on issues and should attract better tenants who appreciate the added security.

I will answer this with my favorite answer. 

It depends. 

Where did this number come from? Are you thinking of getting a personal line of credit? Business? An equity line of credit perhaps? 

For instance, we took out a $100k LOC on our primary residence after we finished our rehab. We went into it knowing our purchase price and the estimated work needed and what our ARV would be. So the $100k was our goal and realistic based off of our research.

Your 50k LOC question could be answered but more information is needed. Hope this helps.
