What about cash for keys? pay to get them out. Skip the eviction process. Just a thought. Whats 1k to save 10 or 20?

@Nicholas D. We did something like this in the past and picked up a investment property by mailing directly to the owners. I think the key thing in your situation is to keep the seller motivation in mind. So when your sending these letters I'm usually pretty frank with what my intentions are and the potential value of working together. You could talk about the savings they might have by selling direct, no real estate agent fees etc.

Hey @Andrew D., you can find good areas in pretty much all of the local towns around Wilmington. Take Lawrence for instance, not all parts of the town are bad. I know some pretty nice areas and some streets I wouldn't want to drive down in broad day light. 

I own property in Lawrence and Haverhill and I'm a licensed agent. I would be happy to jump on a call to discuss just ping me a message.

Yeah it may be something worth looking into as you get closer to selling/refinancing. I've seen more owners switching water over but its definitely a hassle billing tenants etc.

@Robert Nason great job on the quick turn around on the unit. I noticed you mentioned the Heat and Water was included in the rent. Have you priced out the cost to sub-meter the water? That would allow you to move that expense over to the tenants and further increase your ROI and the CAP rate as well. Just curious
