I'm still learning about financing and I'm in need of advice. Where should I get a mortgage from for investment properties and which type of mortgages should I use? I will not be living in the properties so any mortgages owner occupant requirements are not an option. Should I focus Banks/Credit Unions or Mortgage Lenders and why? Which institutions by name are best and why? What should my requirements be (rates, contract conditions, terms etc...) Thanks in advance.

How should repairs be estimated on a potential buy:

1. Bring a general contractor with you to give an estimate before purchasing.

2. Bring different contractors for each area of repair before purchasing.

3. Get an inspector to check out the property and run his analysis by a contractor.

4. Conduct a visual inspection yourself and make your own guesstimate.

5. Other (please explain)

I've found a few deals but the properties are inhabited by tenants who are either in the process of being evicted or they need to be evicted for being behind on rent. Should this stop me from buying the properties? Will it be ok if I just buy keeping in mind that I won't make money until the eviction process is over? Please advise and share your knowledge and experience.

Hey BP family,

I've been tuned in for years but recently joined the site. I'm interested in buy and hold in the Baltimore area but I'm looking to network with anyone active in the area. I've owned buy and hold some years ago but due ended up selling. I'm very eager to get back in the game and doin everything better this time around.
