Best places to get a mortgage

I'm still learning about financing and I'm in need of advice. Where should I get a mortgage from for investment properties and which type of mortgages should I use? I will not be living in the properties so any mortgages owner occupant requirements are not an option. Should I focus Banks/Credit Unions or Mortgage Lenders and why? Which institutions by name are best and why? What should my requirements be (rates, contract conditions, terms etc...) Thanks in advance.
