Do a search on them here on BP. I've seen mixed reviews about their practices. I haven't personally used them yet. Some people are happy using them others not so much. I know there's a lady that has used them recently and she is not happy with the way they are doing things but that's just one experience. Hope this helps you out.

I believe that you can use the same contracts that real estate agents use which is a standard purchase and sale agreement by using Google and searching for "texas real estate agent purchase and sale agreement form" without quotes you will probably need either a real estate agent's help or an attorney's. Hopefully someone else here can correct me if I'm wrong. Hope this helps you out.

You could start with wholesaling to pay down your debt and possibly have extra income. You are right wholesaling isn't easy but it is doable on a budget. I would try wholesaling to see if you like it before you spend too much money on marketing, you can always find another wholesaler to partner with that either has a cash buyer list or deals you can wholesale to your list of cash buyers if you have one. I believe it's called co-wholesaling. I would figure out what you'regoing to bring to the partnership deals or cash buyers and once you have either one in place you can network with other wholesalers to get the deals done and split the profits with them. I have a potential flip I'm looking at and I was wondering if there are any contractors in the Pittsburgh/Monroeville Area that would be willing to walk the property with me? The property is located in North Huntingdon, PA. Any advice or recommendations would be great. Thanks in advance.

I'm a bit confused on the wording of your question but I'll try to answer it anyway. Ways to market for homes will depend on your investment strategy (wholesaling, fix and flip, buy and hold rentals, lease options etc.) As for recommendations for finding leads, you can place or answer ads on craigslist, backpage, and other classified ad sites, drive your local area and look for properties that appear vacant AKA Driving for Dollars, look on real estate sites for deals on the MLS, use "bird dogs" to help you find properties and the list goes on and on.

The beginner getting started guide lists about 10 different ways to find properties if you're brand new to Real Estate Investing I suggest you start with the beginner getting started guide located under the education tab and also attend local REI meetings in your area these meetings can be found using meetup, google and here on BP. Look up a few in your area and go there to network with other investors. Hope these suggestions help you out.

Having a property under contract doesn't mean that the property is purchased. What it means is that a buyer makes an offer to the seller for X amount and then a contract is drawn up that lays out the terms. A wholsalers job is to find distressed properties and put them under contract to then sell the contract to another interested investor. 

A lot of people try to get into wholesaling but they go about it the wrong way by using deceptive means. There are tons of forum posts related to the legality of wholesaling. 

A lot of people that try to get into wholesaling aren't aware that it is not easy, you have to be a skilled marketer and negotiator in order to build up your business. I'm not try to be a negative nancy but wholesaling isn't what all the gurus make it out to be where it's easy money and anyone who tells you different is lying. Wholesaling is one of the hardest strategies for investing. Hope this helps you out.

I'm looking for an equity flipping partner or mentor to help me fix and flip houses. In exchange for your knowledge, time and money to fund the deals I will split the profits with you 50/50 or even 25/75. I can also provide sweat equity to this partnership by going to the properties and creating a SOW to be completed. Essentially I can be your boots on the ground if you're an out of state investor. J Scott's book on flipping houses and estimating rehab costs are IMO the best money I have spent learning about flipping houses. I'm actually rereading it again to ensure I have all my ducks in a row so to speak with regard to flipping houses. 

In addition to those 2 books I also recommend reading Brandon Turner's book on no/low money down strategies for investing in real estate. These 3 books offer a wealth of knowledge at half the price of these so called "guru courses". Hope this helps you out.
