@Bill Exeter thank you for your email yesterday that calmed me down a lot as you know real estate can be stressful especially your first time.  Can we do a auction in our exchange?  Can we buy houses cash? If I want to get a 4 plex in San Diego a cabin in big bear for say 90 cash do you see this as a possibility? My hard money lender said we can squeeze some apartments and a house or two! Wow!

@Michael Swan hope you are doing well sounds like your killing it! I am working on making a bidding war happen on my property for sale and the purchase sale agreement should be signed next month and completed dates in the 7th! Of September gives me a few days to look for my next properties and negotiate!

@Tom Valichka how's the investing going? I got a few million dollar offers on my property in corona California it's a 3 unit office. I am looking at multiple family and two single homes. I am curious about a cabin in the mountains for a vacation rental and maybe even doing it to a single family home. Just to see how much rental income a house really can make. What are your opinions?

@David Morrison very cool thread! As you know I am also a Southern California member looking for my first flip in socal San Diego county riverside county. Any tips pointers? I feel I will have to make offers on tons of homes because of the market.  Did I do the math right on your project almost a 100k profit? 

@Adam Giles  I am looking at my first 4 plex and I am stoked! Great thread I can't wait to get the first set of keys to our first rental income properties. I am also growing fond of the idea of Air B&B. Seems like a good gig meet a lot of people and become a host meet people around the world!
