@Benjamin Rogers I am also looking at auction.com I am seeing some great deals but I herd the price goes up fast. Any pointers or recommendations? Thank you I was also told the rules can vary sometimes they wanna see you have cash before you walk in?

Just when we get a million dollar cash offer on the property in California we are selling we still have to go to court and we have others trying to control the sale the fiduciarys.  Any pointers I have a real estate attorney I was going to walk in Wednesday and tell him these fiduciarys are being investigated by the IRS??

@Cody Climp I will have about 500k liquid cash should I do a pre foreclosure auction short sale? I need as many rentals as possible with that chunk.

@Kenneth Garrett I been looking at more properties and you are correct the market is a little crazy Southern California especially they think the land is gold haha. But you said it's what works for us. I am seeing auction.com opening bid 150k on 300k property or so. So I might go that route to!

@Ken P. awesome thread! I just recently threw a commercial property on the Southern California market and had a million dollor cash offer in the first few hours amazing. I am looking to follow your foot steps. I will have 550k cash to throw or so back into real estate. I am thinking a cabin a house maybe a set of apartments all at once?? Any pointers? Thank you for your input and thoughts!

I am thinking buy and hold apartments in San Diego high rents and appreciation. Also some single family's maybe some vacation units in the mountains? Would would you play out 550k? You seem to know real estate very well Levi. I wanted to ask you so others can see to. Thank you for your input.

I am selling a commercial property in Southern California and we listed it at 1.1 million and got a million dollor cash offer the first day. Do we adjust the price? We will sell and buy new properties but my mom doesn't have income. So how do we qualify for a loan? Sounds hard money is the way to go or a no documentation loan? Thanks
