Good Evening,

I am starting a fix and flip project soon in Brewerytown and was wondering if anybody has a good GC to recommend? They would be looking at a 3br/1ba project around 1200sq ft, a gut job. I understand if you would like to keep it private, feel free to PM me directly.

Hello All, 

I have been networking with a lot of different people last couple of months and I learn more and more about different strategies used in real estate. 

One niche I want to learn more about is Section 8...do you know of any active investors/realtors that specialize in section 8? I would love to learn more about the strategy and practices...especially since I just finished up reading the Section 8 Bible.

Hello All,

My name is Rob and I am a Project Manager for the largest production home builder in the Philadelphia, New Jersey, and Delaware market. I have managed and built 71 TownHome/SFR this past year and recently completed an Eight-Unit (2200 sq. ft.each) town home building in Middletown, DE in 45 days from framing to finish. Currently, my focus is to branch out and start doing personal work for people.

I have an excellent crew that I have worked with at my current job, and the company has very high expectations for time, budget, and quality for our customers. My crew specializes in all carpentry work and you can expect the same results with YOUR projects.

@Nancy Larcom Hey i'm trying to be in the same boat as you are! Actively looking for a duplex in the city but occupying one side. Do you have any suggestions where I should look for a buy & hold strategy where it would be tenant ready? Looking for strictly positive net cash flow. My ideal purchase price would be from 125k-250k. Some people suggested NE philly, I just need more areas to look...thanks! 

@Patrick O'Neill I was too at the same meeting on City Ave for REIA and WHIP learning a lot from others. I currently reside in Manayunk area I am currently researching market demographics of certain parts in Philly for investment properties and analysis. If you want to meet up sometime for coffee let me know, maybe bounce off some ideas that could help us.

Good Afternoon Everybody?

I'm looking to buy my first investment property, possibly a multi-family duplex somewhere around Philadelphia. Through networking, someone mentioned I should check out NACA mortgage services and attend a workshop. Apparently you receive the best deals on mortgages with little to no down payment and government low interest rates.

I am wondering if anybody had any experience using their services and are you able to rent out the property without breaking guidelines? Or should I go with the FHA 203k loan?

Hello All,

My name is Robin Barua and a recent graduate of Penn State. I am currently a Project Manager for Ryland Homes in new construction in their Philadelphia Division. After networking with several people, I am looking to further my knowledge in real estate investing of properties to flip.

My goal from this website is be able to network and gain more knowledge on buying property and renovation. I would appreciate any advice and information on networking events, seminars, etc. in the Philadelphia market. I am trying to learn the ins-and-outs of RE throughout my journey and am a very ambitious, motivated individual. I've done a share amount of due-diligence and always interested in learning.
