Hi Ozzie,
If your part of the country is anything like mine, you will find that half of tithe judicial sales will be cancelled. Then there will be a guy there that represents the banks. He will bid up the sells to protect the banks interest. Because of the way the Economy is, most people are upside down on there mortgages. The guy representing the bank will bid up the properties to at least what is owed on the properties. That leaves very little if any "meat on the bones" for investors. Good luck it a great way to learn the process.

If it is an high end unit then yes add both. Middle to upper end unit just the DW. Middle to lower end unit neither.

Wednesday last week I called my realtor to go see a property that I have been watching for a while now. Went look it over that evening. Friday morning the capenter and I stopped by to give it a second look. I was going to take the weekend to run the numbers and settle down.(I make mistakes when I get to worked up and make offers that are to high) Monday called the realtor to get the paper work ready and make the offer. IT"S GONE, BANK ACCEPTED AN OFFER ON FRIDAY!!!! REALLY THE PROPERTY SAT FOR 260 DAYS!!! F*@K REALLY!!! I'M PISSED OFF AT MYSELF!!! DAMNIT
FANNIE MAE
Asking 34,000
Rehab 35,000
Comps 90,000-110,000
I was going to open at 24,000 and hope to buy at 30,000

SORRY for the rant just sitting here kicking myself....

Found live termites in my rehab. They were between the sub floor and the underlayment. Is this a DIY project or would you hire someone? And do I have to start tearing out all the sub floor damage? And if I do hire someone how much is this going to cost?
Its an 1100 sf home on blocks.

Then some people are just private. I don't talk about my business unless the person I am talking to needs to know. He may haave thought you did not need to know his business. You are reading to much into it. I may tell you about my vaction, my grandkids, My kids but not my business.
