Still waiting to hear more. I have two Properties so far and they are working for me. Love too hear more horror stories, so us newbs can learn from the pros about what not to do. Plus it helps others learn a mistake is not the end of the world and life goes on.

900$in court fees. Omg that is a frickin outrage. Here it was 100$ court fee and 35$ for the constable. 200$ for my guys to move them out.

The eviction went off without a hitch. She did not show up so the judge gave her 24 he's to be out. Well she didn't"t move and I called the constable. He went over and talk to her and he gave her till 5 pm that evening, she was out that evening. Had another tenet by the first of the following month.

Trust me you dont want to do it this way. My eviction procedure
1. Rent due n 1st
2. Rent not in by the 3ed= 5 Cure or Quit
3. Late fees start on 4th.
4. File for eviction on the 8th-10th
5. Court date on 11th-14th
6. If they did not show up and are not out the house I call constable the next day. He shows up the following day and removes them. The very lastest they are out the house is the 16th or 17th. If they show up to court the judge will sometimes give them 7 days to move. then I get the house back on the 18th-21st.

This is in Jefferson Parish, not sure how it works else where in the state.

Stereo Typical Pit Bull Owner. Why would anyone want a dog that can kill? It is beyone me...

Until it kills someone. That will be you on the news explaining how nice your dog was until it killed a three year old.

Jumping and barking is not Killing. These dogs can kill. They are Genetically Programmed to kill when they bite. There jaws lock and then the shake until there pray is dead.

Tell that to the countless old people and little kids the get killed in their owe yards every year.

This is such a STUPID statement. I wish everyone was accountable for themselves, but we all know that is not true,

This is fema flood zone map,
All flood Insurance is Federal.
My properties are all south of New Orleans (yes there is something south of New Orleans other then swamp.) One property is in flood zone X and I pay about $200 dollars a year. The others are in AE and I pay about 1200 a year each.

but there is no guarantee they will be good tenets the second year. A lot of good people end up having hard times, injury, divorce, death of family member. Just saying a three year lease only protect them

Had a lady early 20s come by to see a 3b 1bath SFH. After looking at the place she asked if I could work with her on the deposit and the rent. I asked her how much she made. she said "I don't have no job, the beauty school is my job."
I asked her to explain,"Well they pay me to go to school. I get 1500$ every three months."
My rent is 1050$ per month.

Its not a rumor the have the foreclosure notice on the doors or at least they did have. Plus our parish (County) post the up coming and past foreclosers online and a few properties have been on the list. They only keep them online for six months to a year after they have been sold back to the bank. I guess I have to make a trip to the court house. Why would a bank hold on to them for so long?

I have been watching 4 properties that went to forecloser sell. All four have been sitting for over two years. I the four years they have been falling further and further into decay. Hurricane Isaac took most of the roof of one. Vandal have been having there way with the others. I tried calling around and finding out how to find the bank the owns them. any advise?
