WOW I wish I could find deals like that. To get something like that I would have to be dodging bullets during repairs.

Being is south Louisiana the Fema flood map is my first step. I always look in a "X" flood zone. I buy and hold so, I look in areas that are known for rentals and have very little or no gang activity. I like REOs in mid-lower income areas where houses sell between 100k-130k in good shape and 30-50k run down. Something that will take 20k to get [I]"right"[/i]. No more than 20 minutes from my house.
Can't count how many times I get a call because someone wants to see the house and they not show up!!!!
Here you have to be real careful because poorly constructed home tend to start sinking.

The main thing is know the area.

This is what your volation:
76-1438. Landlord and tenant remedies for abuse of access or entry
1) If the tenant refuses to allow lawful access, the landlord may obtain injunctive relief to compel access, or terminate the rental agreement. In either case, the landlord may recover actual damages and reasonable attorney's fees.

(2) If the landlord makes an unlawful entry or a lawful entry in an unreasonable manner or makes repeated demands for entry otherwise lawful but which have the effect of unreasonably harassing the tenant, the tenant may obtain injunctive relief to prevent the recurrence of the conduct, or terminate the rental agreement. In either case, the tenant may recover actual damages not less than an amount equal to one month's rent and reasonable attorney's fees.

So, if you go get a lawer and go to court you may owe at the very least one months rent. Wait for him to move, if he is not out by the first start eviction.

As for as I know all counties have to post their foreclosure list publicly. Our parish post foreclosure list online and in a weekly city business magazine.

I had to bid out a job for a glass patio 10X20'. Lowest bid was $2500, he showed up in a falling apart truck then would not return my calls. Highest bid was 12k, this guy did not even take measurement, he just walked out looked at the slab and said 12,000. I think it ended up costing me 6.5k. I rarely take the lowest bid.

Pg 25 "If the landlord locks the tenant out of the leased
property, puts the tenant’s possessions on the street or
otherwise takes the law into his/her own hands, the
landlord may be liable for damages for wrongful
eviction."

Learn It, Live It, Love It
Louisiana is already a landlord friendly state. An eviction only takes about a week with a waiver clause and two weeks without a waiver clause.

27. WAIVER OF NOTICE
Upon termination of the right of occupancy for any reason, lessee hereby expressly waives notice to vacate the premises prior to institution of eviction proceedings in accordance with LA C.C.P. Article 4701 and C.C. Article 2713

Also, make friend with a local landlord that has been doing it for years. Before I invested I meet a local landlord who owns 68 units. So when ever I have a question I call on him. When I had my first eviction I took him out to lunch and picked his brain. We have become pretty good friends.
My son makes fun of me because I call him so often. He is always willing to help.

Yea I agree with Jon and Jim. Put them both on the lease. I can see an advantage of only putting one on the lease.

"All Payments made by the Tenant to the Landlord shall be applied as follows; FIRST to any and all outstanding balances due and owing and SECOND, only when any and all outstanding balances have been satisfied, will payments be applied to current rent."

This is in my lease. Hopeful the judge will rule my way on this issue. i spoke to another judge and he said it looks good but we will see. Otherwise the tenet has not been okay. She has not cut the grass and she is complaining about the carpet being old, i knock $65 off the rent because of the older carpets now she says she will not pay me the rest of the money because of the carpets.

I guess I made a few mistakes my first time out. I did not take the full deposit the first month. The tenet said they would pay it by second month, well no deposit but the full month rent. So i took the rent and applied it to the deposit and the pet fee. Now I am evicing her for the rent shortage.
