@Jason Deangelis it's sounds like you have a grasp of the basics.   So like our friends at Nike would say, "Just Do It".   You can read all the books and watch all the podcasts you want but there's no substitution for just hitting the pavement and working what you've learned.   The next step is to be persistent and just keep working your system over and over again!   Good luck and keep us posted with your progress!!!

Collar county sheriffs in Illinois aren't enforcing Orders of Possessions...although we're hoping that will change Monday morning.

This is a very interesting situation!  So, it's been 10 days or so...how are things progressing with the closing?  But what i'm mostly curious about is what happened with the seller?  They stated that they were going to cancel the contract...but now you're moving forward with the contract.  So what happened...What did the sellers say when they changed their mind?

Tons of great advise here @Lisett Tito!  I would agree with nearly all of it...If possible go to live events and meet people who are doing what you want to do in the market that you want to do it in.   The advice that I would add is that once you figure out what you think you want to do tell 10 active experienced investors what your plan is and ask them for their opinion.  If 9 of them tell you it's a bad idea please don't move forward with your plan.  I know that sounds like common sense but it's amazing how many people i've seen go against this advice over the years.  Best of luck and keep us posted with your progress!

Welcome to wonderful world of RE Investing and Bigger Pockets! I'm out in the western burbs myself and always looking for a deal. So if you start wholesaling feel free to reach out as I'd love to assist (assuming you throw me a bone when you put that first deal together). And in my opinion using an FHA loan to begin investing by buying a multiunit is an AWESOME way to get started!!! I wish I would have started with that technique...and tremendous tool to build wealth with. Well good luck and keep us posted with your progress!!!
