Well!?!?!  Friday has come and gone?!?!  I can't find anything searching Google that an extension occurred.   What do you all think?   Will the sheriff start enforcing these Monday morning?

I completely agree about video @John Warren  Are you paying for these services or doing the filming yourself.  I use to film myself for years...and in the past 5+ i've been paying for it and the quality is so much better.

I also am curious about other people's opinion on this topic! In my opinion (in the Chicagoland suburbs) any SFH below $250K is a very very hot product and this type of photography isn't necessary to bring buyers to your flip. They types of properties typically don't produce very attractive or exciting aerial views also. I'm thinking that at $1M plus you're seeing a large drop off in activity (again in the Chicagoland market) and this type of marketing could be very helpful in providing more excitement to your marketing. Or...should you look at it as it's only an extra $100 so just have it done! What do you all think?

@Sean McKee do have a link to information about this extension that you're referring to?   A quick Google search isn't showing me anything but September 18th.    No offense... but I'm really hoping you're wrong! *fingers crossed*.   Any information you can find on this topic would be greatly appreciated.  Thank you!

Great advice from @Jonathan Klemm and @Brie Schmidt.   I'd certainly recommend talking to a CPA and an attorney but also remember that those people are in the business of selling you on those products (that's how they make a living).  For someone who is just starting out I love the idea of getting an umbrella policy.  The average person starting out has very few assets to protect and it's really expensive to set up and maintain those entities.   You may be spending half of your cashflow on your entity!

This is an incredibly difficult question in my opinion.   I'm going to mirror everyone else's response in that it really depends on so many variables.   Assuming that you have no experience and very limited capital, I suppose I would recommend that you start with wholesaling.  Finding deals in this market is really tough...but if you can find a "good deal" you won't have ANY issues finding an investor to do the deal.  The good news is that there's only 3.5 months left in the year.  So.... basically in the next 4 months you can wholesale 2 deals no questions asked.   And you will learn A LOT in 4 months!!!   Good luck and we're here to help!

@Will Barnard gives great advice here...  Just get the license!   Or even better yet... why not just do the deal?   With money being so incredibly cheap and easy I don't understand why any wholesaler wouldn't just do the deal?!?!

We've been using Next Door Photos (Illinois) the last few years and have been very happy with their customer service and pricing.   Their pricing depends on a number of variables though.   I would definitely check them out though!

I'm under the impression that the moratorium in Illinois is finally expiring this coming weekend and we should be ready to getting moving on these evictions on Monday the 20th.   Here's what I finally incredibly frustrating...  We have a property in Will County in which we successfully brought an occupant to court and WON an "Order of Possession" from the judge.  We than took that order to the judge and they say that they're not evicting.  So, basically a judge in the county said we could evict these people but the sheriff is disagreeing.   Again... very frustrating!   So the next big question is once the Sheriff is participating...how much of a back log will they have? How long of wait will we have before we can get these people out?
